TO ENTER THE GIVEAWAY AND RESIDENCY

AT BELLA TERRA APARTMENT HOMES IS NOT REQUIRED.

1. ELIGIBILITY:
   The “Bella Terra 2011 Summer Giveaway" (the "Giveaway") is open only to legal California residents residing in San Diego County who are emancipated minors or 18 years of age or older or at the time of entry. Employees of Bella Terra, (the "Sponsor"), R & V Management, Inc. and their affiliates, subsidiaries, franchisees, representatives, advertising agencies and their immediate family members (the “Sponsor Parties”) are ineligible to participate in the Giveaway. This Giveaway is void where prohibited by law.

2. HOW TO ENTER:

   1. The Giveaway ends at 6:00 p.m. PST on August 31, 2011. Entries must be received by Sponsor by this date and time.

   2. Entrants may enter one of two ways:

      • Entrants who are current or former residents of Bella Terra Apartment Homes, formerly known as Vista Hacienda Apartments by:

        1. Going to http://www.apartmentratings.com/rate/CA-Vista-Bella-Terra-Apartment-Homes-formerly-Vista-Hacienda-Apartments.html;

        2. Writing a review of the Bella Terra Apartment Homes;

        3. Emailing a link of the review and the Entrant’s full name and contact information (address, telephone number, and email address) to contest@rvmcorp.com.

      • Alternatively, Entrants may deliver or mail to Bella Terra Apartment Homes at 365 Pomelo Drive, Vista, CA 92083, an R&V Comment Card with the Entrant’s full name and contact information written or printed on it.

   3. The Sponsor will print out all e-mailed entries, combine the emailed entries with the delivered and mailed entries, and select one Grand Prize Winner (the "Winner") by randomly selecting an entry. The Winner will be selected on September 5, 2011. The Winner will be notified using the contact information provided in the entry. Both methods of entry will have equal chances of winning.

   4. Each Entrant may submit only one entry. Only one entry is necessary to win. Entrants found to have submitted more than one entry may be disqualified.

3. GRAND PRIZE: The Winner will receive a $500 Visa gift card (the “Grand Prize”). No substitutions are allowed, except that the Sponsor may, in its sole discretion, substitute a prize package of equal or greater value. The Sponsor is not responsible if the Grand Prize is broken, defective, otherwise damaged, or lost by the Winner. The Winner may waive his/her right to receive the Grand Prize; however, the Grand Prize is non-assignable, nontransferable, and not redeemable for cash. The Winner is responsible for all expenses, costs and fees not explicitly listed as part of the Grand Prize. All fees and reporting requirements associated with federal, state and local taxes are the sole responsibility of each Winner. The Sponsor has the sole discretion to designate and/or modify all details of the Grand Prize not specifically listed above.

The Winner will be required to come to the Bella Terra Apartment Homes’ leasing office at 365 Pomelo Drive, Vista, CA 92083, to claim the Grand Prize. At that time, the Winner may be given a publicity release and affidavit of eligibility, which if requested by the Sponsor, the Winner must sign and return before receiving the Grand Prize. Failure to sign and return the release and affidavit may, at the sole discretion of the Sponsor, result in the Winner's disqualification and the award of the Grand Prize to an alternate Winner.

4. ODDS: The odds of winning depend on the number of complete, eligible Entries received.

5. PARTICIPATION: Participation in this Giveaway constitutes an agreement by each Giveaway entrant (the "Entrant") to comply with all terms, provisions and conditions of these Official Rules.

6. SPONSOR’S RESERVATION OF RIGHTS: If for any reason the Giveaway is not capable of running as planned, due to any causes beyond the Sponsor’s control that corrupt or affect the administration, security, fairness, integrity or proper conduct of the Giveaway, the Sponsor reserves the right, in its sole discretion, to modify, cancel, suspend or terminate the Giveaway. The Sponsor reserves the right to disqualify Entrants found tampering with or otherwise abusing any aspect of this Giveaway as solely determined by the Sponsor.

7. DISCLAIMER AND RELEASE: By entering into the Giveaway, each Entrant authorizes the Sponsor to use the Entrant’s ApartmentRatings.com review in Sponsor’s future promotional materials for Bella Terra Apartment Homes, without further compensation. If an Entrant is selected as the Winner, that Entrant will be deemed to have authorized to identify the Winner (by name and identifying whether the Winner is a current Bella Terra Apartment Homes resident) in announcements regarding the Giveaway results. By entering the Giveaway, each Entrant releases the Sponsor and the Sponsor’s affiliated companies, directors, officers, employees, representatives, partners and agents from any liability whatsoever for any claims, costs, injuries, losses or damages of any kind arising out of or in connection with the Giveaway or with the acceptance, possession or use of the Grand Prize (including, without limitation, claims, costs, injuries, losses and damages related to personal injuries, death, damage to, loss or destruction of property, rights of publicity or privacy, defamation, or portrayal in a false light). The Sponsor disclaims any liability for: (1) any error, omission, interruption, deletion, defect, delay or failure in the transmission of Entries or the operation of the Giveaway; (2) any theft, destruction or unauthorized access to or alteration of Entries; (3) any incomplete, inaccurate, illegible, garbled, defective, misdirected or misrouted Entries; or (4) any disputes, claims, damages, fees, costs, injuries or damages associated with or involving the use of the Grand Prize.

8. CONSTRUCTION: All questions, issues, claims and disputes concerning the construction, validity, interpretation and enforceability of these Official Rules, or the rights and obligations of any Entrant, will be governed by and construed in accordance with the laws of the State of California, without giving effect to any choice of law or conflict of law rules or provisions that would cause the application of the laws of any jurisdiction other than California.

9. SPONSOR: The Giveaway is sponsored by the Sponsor. The Sponsor’s decisions regarding selection of the Winner and all other aspects of the Giveaway will be final and binding in all respects. The Sponsor will not be responsible for any typographical, printing or other inadvertent errors in these Official Rules or any other materials or administration relating to the Giveaway.
